Our beautiful modern home is located in Gainesville, Virginia which is about 35 miles outside of Washington, DC. We are located on a secluded street. We are close to two major airports and there are plenty of things to do nearby including national and state parks, amusement parks, and museums. We have lived in the area for more than two decades and live close by in case you need anything. We hope this stay will be roomy and cozy for you and your friends/family! **Main level only** You will have full access to the main level (walk-in level). There are 2 full baths. This is on well water. We have a state of the art water filtration system newly installed. The water is tested annually and is in compliance with safe water for the State of Virginia. This house is handicap accessible. 24/7 perimeter surveillance. Two desk workspaces. Ideal for business meetings. Guest access: Our guests have access to the main floor which is four bedrooms and two full baths. There is no access to the office downstairs or the top level which has a separate entrance. We have newly paved asphalt and no large vehicles are permitted on the newly paved road as it will damage it. This includes but is not limited to utility trucks, dump trucks, large work vehicles, tractor trailers, etc. Other things to note: There is a small business in the basement (separate entrance and is inaccessible to the upstairs). The small business operates between 9a-5p typically. You can park directly out front and there is plenty of parking. There is a full-size washer and dryer.

This charming cottage on three acres is located 8 miles south of Middleburg near the picturesque village of The Plains, VA. We are in the heart of Hunt Country (wine and horse country) in the foothills of the Appalachians - 50 miles west of DC on 66. The home is perfect for a quiet getaway. Renovated thoughtfully, it retains its charm and 19th century stone foundation. The fully equipped kitchen/dining room has an open plan while the sunroom opens to a large deck overlooking the expansive lawn. We have satellite tv in the living room and around 240 movies (kids' movies as well) and VCRs in the living room and master bedroom. We have unlimited high speed internet through T-mobile. Three of the beds are trundles that pull out from the twin beds (all real mattresses). The one downstairs is a pop-up. The location of the property is ideal for hiking (close to the Appalachian Trail), biking, and horseback riding. Artists will appreciate the rolling hills, historic architecture and miles of old stone fences. Enjoy the many surrounding wineries, antiquing, orchards, and fine dining establishments nearby, or pack a picnic (we provide a basket and blanket) and enjoy "Twilight Polo" up close every Saturday evening throughout the summer in The Plains' own Great Meadow where the VA Cup steeplechases are held annually. The farmer's market in The Plains is each Sunday spring to fall. Horse boarding and horseback riding lessons are possible across the street at Madcap Farm. Horses neighing or roosters crowing in the distance will remind you that it is time to relax and take in the country air. You will have the entire house (first and second floor) and, of course, the deck and the large lawn. The basement may be used for laundry purposes only and is off-limits to children. The barn can be available for artists to use as a studio if needed. Although we have sleeping for eight, it is a cottage, so we recommend no more than six adults, or it can feel a bit tight if everyone is in one room... at least when the deck is unusable due to weather. We have satellite tv in the master bedroom and living room plus dvd players in both with over 200 movies (and kids movies) to choose from. Although we may not always be there to greet you, we are always a text or phone call away. I have provided a list of recommended restaurants and some very cool (and close) coffee shops. Another list tells you about parks and outdoor activities in the area. We have also listed amenities in the house and where you will find them and, finally, a safety card with emergency info. We love staying at the house when time allows so you will find that we leave some basics there for our use - and for yours if needed. For example, the kitchen cupboards have some staples and spices, oils, etc. In the refrigerator, you'll find condiments, salad dressings, etc. Feel free to use something if you need it. Likewise, in the bathroom medicine cabinets, you will find some necessities, so if you need a band-aid or tums or ibuprofen, for example, you won't need to run to the store for that little thing you forgot. Also, we do have a security camera in the driveway since the property is not always occupied. We use a hotspot for wifi. Our base price is listed above, but we do charge $25 per person per night for additional guests after the first two. Children under 2 are free. We are not too far from the road so we expect that children (and/or dogs) will be watched. Our home is very bright, spacious and welcoming, providing a comfortable stay while you are away from home. There are three bedrooms and 2.5 baths in my townhouse. Please note that the bedrooms are on the third level of the townhome, so there are two flights of stairs to climb when bringing your belongings to your room. Each bedroom is equipped with a large TV hooked up to my Netflix account, which you are more than welcome to use. They are Smart TVs and have ROKU if you want to access your own HBO, Hulu and cable accounts. The Master bedroom comes with a king-sized bed as well as a sofa that can be converted into a double bed. The other two rooms each have a queen-sized bed. There is also a large closet and lots of dresser/storage space in each of our rooms, so you can fully unpack and feel at home instead of living out of your suitcase. Last, but not least, each room has its own iron, ironing board, and hair dryer. We supply clean linens, towels, body wash, shampoos and conditioners. Children - You are welcome to bring children of all ages, but please note that the space is not baby/toddler proof. I also do not have any baby/toddler supplies or furniture. However, our rooms are quite spacious, so a pack n play or bassinet will fit comfortable if you choose to bring one. Our kitchen is on the main level and is fully equipped with a large refrigerator with freezer compartment, microwave, and stove. There are also pots, pans, dishes and utensils available in the cabinets and drawers for you to use, along with a drying rack for you to place the clean items after you wash them. Our neighborhood is pretty quiet, even on the weekends. It is a suburban neighborhood with people of all ages and young families. It is extremely important for us to keep the noise levels to a minimum in order to respect our neighbors. We are close to Virginia wine country as well as the Dulles airport (less than 15 miles away). Our home is conveniently located just a 45 minute drive away from Washington, D.C. (without traffic). Please be prepared for a drive anywhere between 1 to 1.5 hours to D.C. due to traffic, road construction or accidents. If you are looking for a spacious, yet quiet & peaceful place to feel at home while away from home, then look no further - this is THE PLACE TO BE!

There are miles of riding, hiking and biking trails out the front door. The cottage is set near the horse barns, where horseback riding is available for a separate fee. You can also bring your rod and fish in one of two ponds for blue gill or the occasional bass. You can also explore the nearby towns of The Plains, Upperville and Middleburg. There are fantastic antique stores, restaurants and shops. Be sure to try some of the homemade cookies and baked goods at the Upper Crust in Middleburg. There are many special events in the area too, such as steeplechase races, polo, the famous Middleburg Christmas parade, a film festival and lots more. Its the perfect place to come to relax and get away from the stress of the city.

We purchased the farm house in 2017 and did a complete renovation of the old farm house with 3 private bedrooms and 2 & 1/2 baths surrounded by 53 acres of breath taking land with tall trees, running steam and 2 beautiful ponds full of fish. Many trails, fishing (catch and release), boating, target shooting as well as bow & arrow, seasonal hunting (dear, docks and geese) or many games available to keep you busy (corn hole, badminton, etc. ). There is always something to do at the farm and when you done, just sit around the fire pits or the ponds and enjoy the beauties nature offers and forget about the outside noise. The space We bought the farm early in 2017 when we fell in love with the farm and surrounding lands on the first look. The old farm house dated back to 1800. We tried to keep the old charm with the new when we renovated it from top to bottom in mid 2017. Surrounded by 53 acres of open land, trees and water. There are 4 venues to hang out on the property. 2 Patios, one off the kitchen and one on the back porch next to the front entrance and 2 fire pits to sit around at nights. There is also a 1000 sq ft. pavilion looking over the pond with a catering kitchen for entertainment. Guest access There is over 50 acreage of beautiful land with 2 ponds surrounded by tall trees. There are much more acreage surrounding the farm that you can use for trails. There is also an RV that can be added to your booking if needed more sleeping quarters for $75/night. It sleeps up to 4 adults or children. Please advise in advance you need additional sleeping quarters. Other things to note You’re in heaven if you like outdoor, barbecue, fishing, walking different trails, outdoor games, shooting targets, relax around the firepit or on one of the patios. There are always something you can find to do at the farm. In addition there are 6 adirondack chairs on the upper pond to enjoy an afternoon nap or feed the fishes. There is also a 6 person dome tent available to use on the upper shelf in the closet next to the front door. Please just make sure to put it back the way you find it.
